Montreux: a dynamic real estate market

In 1961, the village of Châtelard and the locality of Les Planches united. This is how the town of Montreux was born. Located in the canton of Vaud in Switzerland, it covers 33.37 km² and had 26,006 inhabitants in 2018. It is the 3rd largest municipality in the canton.

What about the rental market?

In January 2021, the average rent per m² is CHF 310 for an apartment and CHF 286 for a house. Thus, the average monthly rent in the municipality of Montreux is CHF 1,700 for an apartment and CHF 3,850 for a house.

Note that the average price of a monthly rent for a house with 7 or 8 rooms is lower than that of houses with 5/6 rooms (3,850 CHF for a house with 7 rooms compared to 4,750 CHF for a house 5 pieces). This can be explained by the supply and demand market.

This is not the case for apartments, which follow a constant price progression according to their surface area. On average, the monthly rent for a studio is CHF 1,000, CHF 1,448 for a 2-room apartment, CHF 1,820 for a 3-room apartment…
